The Johor State Government has allocated more than RM2 million to upgrade the state Land and Mines Office (PTG) digital system in an effort to speed up and simplify land-related matters.
Johor Menteri Besar, Datuk Onn Hafiz Ghazi announced that RM1.55 million was used to upgrade the Computerized Land Registration System (SPTB) portal, including the e-submission, e-search and e-consent systems.
Strata title searches can now be done online and will be expanded to landed properties in the near future.
In addition, RM500,000 has also been allocated for the development of a new system, e-SBKS, which is scheduled to be launched this September. This system is expected to speed up the land grant submission process from 510 days to just 53 days for each transaction.
At the same time, the state government has also proposed an increase in the levy rate for approval of property purchases by foreigners, from 2% to 3% with the minimum rate being increased from RM20,000 to RM30,000.
An additional charge of RM500 will also be imposed for every RM100,000 increase in the value of property in property transfers worth RM500,000 and above.

Datuk Onn Hafiz explained that the current levy and registration fee rates have not been revised since 2014 and 2004, hence this adjustment is seen as appropriate to cover current operating costs.
This comprehensive measure not only reflects the state government's commitment in improving the efficiency of the public service delivery system, but also has a real impact on the people and investors.
With the approval process now shortened to 21 days for foreign investors and seven days for local applicants, Johor is on track to emerge as a leading state in efficient, fast and digital-friendly property transactions.
